Negotiations are often the most stressful part of buying. With years of experience as an NHL referee working with players and coaches, I negotiate strong terms and pricing while keeping the process respectful and productive for a smooth, successful closing.
For the vast majority of homes listed on MLS the seller will be paying the buyers agent commissions. When it comes to off market listings with builders and any For Sale By Owner listings it is common practice for the buyers agent to request that the seller pay the buyers agent commission as well.
Short answer is NO, you do not "need" a Realtor® to purchase a home from a builder. However, since the seller is typically the one paying the buyers agent commission you can have someone to help with the negotiations at NO COST TO YOU. Real estate is a major purchase and having an expert there to support, guide and fight for your best interests is invaluable! Let me have the hard discussions with the builders so you can enjoy the process!
While it is not a requirement to be pre-approved to start viewing homes, I highly encourage it! It sets realistic guidelines for the type of home you can comfortably purchase and avoids seeing properties that are outside of your comfort zone.
